Living in Britannia
Britannia is small, quiet, and intentionally exclusive. The community sits on a plateau above the Glenmore Reservoir, and the views from Britannia Drive across the water, through the valley, and to the mountains beyond are among the finest of any residential street in Calgary.
The neighbourhood draws a particular kind of buyer: those who have lived in Calgary long enough to understand what Britannia represents, or those who research carefully and recognise it immediately. It does not announce itself. The homes are set behind mature landscaping and significant lot distances from the street. The scale and quality is evident, but the neighbourhood doesn't perform.
Proximity to Britannia Plaza, one of Calgary's most pleasant small retail environments, and Elbow Drive's shops and restaurants provides the conveniences of city life without sacrificing the residential quiet.

Homes & Real Estate in Britannia
Britannia's housing stock ranges from post-war estate homes of the 1950s and 1960s, many substantially renovated or rebuilt, to contemporary custom builds that have replaced older structures on premium lots. What they share is scale: these are large properties on large lots, typically 8,000 to 15,000 square feet, in a community where density is not and will not be a concern.
Turnover is exceptionally low. Some families have held properties in Britannia across generations. When a property does come to market, it typically attracts significant attention quickly, particularly anything with unobstructed reservoir views or a recent custom build.
The value drivers here are lot position and view more than architectural period. A well-updated mid-century home on the reservoir-facing ridge commands a premium that a larger contemporary home on an interior lot may not match.

At Britannia price points, thoughtful property evaluation is especially valuable. My design and construction background helps buyers understand build quality, custom renovation work, and major systems behind the finishes.
For buyers, I always recommend viewing Britannia properties at different times of day and in different seasons where possible. The reservoir views that make certain properties so compelling change dramatically with light and season. Some of the most impactful views face west and southwest, extraordinary at dusk and beautifully varied throughout the day.
For sellers, pricing Britannia properties benefits from nuanced comparable analysis. The community's distinctive homes make experience and judgment especially valuable when positioning a property.
