Living in Altadore

Altadore is one of the few inner-city Calgary neighbourhoods where you genuinely don't need your car for daily life. Marda Loop's shops, cafés, and restaurants are walkable, River Park and Sandy Beach are minutes away, and downtown is a 12-minute drive down Crowchild Trail.

The streets are wide, tree-lined, and quiet despite the central location, a combination that's increasingly rare and continues to drive strong demand. Community events, a strong local identity, and excellent schools make this a destination neighbourhood for families as much as professionals.

Homes & Real Estate in Altadore

Altadore's housing stock is a tale of two eras. The original neighbourhood features modest WWII-era bungalows on 25 and 50-foot lots, many of which have been lovingly renovated. Alongside them, a wave of contemporary semi-detached and detached infills has transformed the streetscape over the past 15 years.

This contrast is one of the things I find most interesting about Altadore as a market. A well-maintained original bungalow on a 50-foot lot can represent outstanding value as a future infill site. A recently built infill in turn-key condition commands premium pricing but saves buyers years of renovation headaches.

Condos are limited here, mostly low-rise wood-frame buildings, which keeps the neighbourhood's character predominantly residential and family-oriented.

My Take

Lot width matters enormously in Altadore. A 25-foot bungalow and a 50-foot bungalow can look similar from the street but represent very different value propositions. The wider lot opens up infill potential that drives long-term land value.

On infills, I look closely at the builder and the home's construction details, including insulation, soundproofing between units, and mechanical systems. My construction background helps me evaluate what's behind the finishes, not just the quartz countertops.
