Garrison Woods occupies the eastern portion of the former CFB Calgary site. It was planned around people, with pocket parks at almost every turn, a genuine pedestrian culture, and an active community association.
The adjacent Marda Loop district means restaurants, coffee shops, a farmers' market, and the kind of neighbourhood retail that makes daily life pleasant are all walkable. Downtown is a 15-minute commute without the inner-city price premium of Altadore or Mount Royal.

Homes & Real Estate in Garrison Woods
The architecture here is deliberately heritage-influenced, a response to the character of the surrounding established neighbourhoods. You'll find rowhouses, semi-detached homes, and detached infills, many with front porches and alley-access garages that keep the streetscape pedestrian-friendly.
Because the neighbourhood was built in a concentrated period (late 1990s through the 2000s), the homes are largely consistent in age and quality. Buyers benefit from relative predictability in what they're purchasing, and sellers benefit from a market that understands and values this consistency.
Prices are more accessible than Altadore or Mount Royal, while offering similar walkability and community quality. This makes Garrison Woods one of my first recommendations for buyers entering the SW inner-city market.

My Take
Because so much of Garrison Woods was built in the same era by a limited number of developers, I have strong familiarity with the construction standards used. The rowhouses offer a range of layouts, and I help buyers find a floor plan that suits the way they live.
The neighbourhood is also evolving. The adjacent Currie redevelopment is bringing new density and amenities to the western edge, which I expect to continue supporting values in Garrison Woods. If you're buying here, understanding how Currie's buildout is progressing is part of the due diligence.
